Dissimilar zoning on a single parcel with the following addition to Section 5 – ZONING DISTRICTS under 5-
1.02 (C) The split zoning of any existing or newly created lot or parcel into more than one zoning district
shall not be allowed. This provision does not apply to overlay districts. The following regulations apply
to existing and newly created parcels that are classified in two or more base zoning districts:
1. Where a district boundary line divides a lot in single ownership on the effective date of this
chapter, the more restrictive zoning districts hall apply to the entire parcel, except when one
base zoning district applies to at least 50.05% of the total parcel area. In this case, the
zoning district that applies to the larger portion of the parcel applies to the entire parcel.
2. Where a parcel is created with more than one base zoning district, a parcel owner may
request an amendment to a single base zoning district using the procedures in 4-5.00 of this
Ordinance.
Immediately following the public hearing, the Town Plan Commission will meet to discuss and possibly
make amendments to the Town of Lincoln Zoning Ordinance. Two or more Town Board members may
